Our History
The Saint John Apartment Owners Association is a non-profit group that was incorporated in 1998. Our Organization We have a volunteer board of 5 directors who are all members of the Association. We have three (3) General meetings per year, (Spring, Fall, and Winter). These meetings are open to all members, associate members, as well as non-members who are interested in joining but would like to see how we run things. The board of directors meets on an "as-necessary basis" which is normally once a month. At these meetings we discuss ways and develop plans to improve the association and our industry. Hope to see you there. Our Members We currently have 50 members consisting of Apartment Owners and Managers some of whom also own and operate business which supply services to our industry. We appreciate the members who continue to support us year after year, they are the voice and the strength that drive us. ![]() SJAOA Executive President - Scott Stacey 506-640-1460 Vice President - Larry King 506-696-3900 Treasurer - Gerry Webster 506-646-8080 Secretary - Jim Gorham 506-458-5809 Committees Membership & Benefits Committee: Chairman - Mike Melvin This committee is made up of a minimum 4 volunteers, one of which will be the designated chairperson. Some of their duties include: networking with other committees; recruiting new members (via telephone, direct mail, fax, networking, door-to-door, etc.); development and procurement of new benefits for members; surveying members to find out what benefits are of the highest importance; contacting potential suppliers; market research; follow-up; etc. Volunteer on this committee by contacting Mike at 506-639-4810; mmelvin0132@rogers.com Newsletter & Advertising Committee This committee is made of a minimum of 4 volunteers, one of which will be the designated chairperson. Some of their duties include: networking with other committees; research and develop news articles; follow-up on current stories; sell advertising space; produce a high quality newsletter for members; advertise the SJAOA in various media outlets; use newsletter as a tool for recruiting new members. Tradeshow & Social Committee This committee is made of a minimum of 4 volunteers, one of which will be the designated chairperson. Some of their duties include: networking with other committees; work in conjunction with Master Promotions to develop and host a successful Maritime Tradeshow for the apartment owners industry; develop and host social events for our members. Code of Ethics Members of the SJAOA, through the act of registration, agree to abide by our code of ethics. All members and associate members must follow this code in performing day-to-day business activities as they pertain to the rental industry. By adhering to the code, members will promote high standards and maintain effective representation of our industry with the public and the government. All recognized associates and members of the NBAOA: 1. Shall, maintain properties in accordance with standards set out in the Residential Tenancies Act & The National Building Code Of Canada and strive to foster good relations with local officials and inspectors. 2. Shall, not knowingly be involved with any activity that discriminates against people on the basis of race, ethnicity, gender, age, family status, source of income, religious or political views, or any other traits which may fall under anti-discriminatory laws. 3. Shall, endeavor to protect the public against fraud, unethical practices and misrepresentation. 4. Shall, not disclose to a third party confidential information regarding the personal or business affairs of a Member without their consent unless required to do so by law. 5. Shall, when carrying out business, maintain loyalty to Members, their tenants and associate suppliers and recruit prospective Members by presenting the association in a positive manner. 6. Shall, manage their property in a manner consistent with a responsibility to conserve natural resources and the environment. 7. Shall, strive to enhance the rental housing industry for owners, tenants and industry officials by way of education, training and information exchange with all parties involved. Any Member whose actions conflict with or violate the Code of Ethics may be reprimanded, suspended or expelled from the Association as determined by the Board of Directors. Disciplinary actions will not be taken against a Member until a complete and expeditious investigation has been conducted and the member has been given the opportunity to respond and, where appropriate, to correct the problem, but has failed to do so. Membership Some of the more prominent benefits that we provide to our members are described below. We strive to deliver these services to the best of our abilities. Please keep in mind that we are a new organization and we still are quite small. This is why we ask for your continuing support and together we will grow and be successful. Also, as we continue to grow, new services will become available to add even more value to your membership. One B Voice of Representation You, the apartment owners and managers, are the SJAOA. It is you who elect the executives who will represent you and speak on your behalf. Your executives will take your concerns to the Municipal Government, the Province, and even the Federal Government when necessary. When it comes time to perform these duties it is very important that we represent the greatest number of people possible, this is what adds the strength to our voice. Tenant Screening One of our most powerful tenant screening tools is the "Tenant Database". We had it specially designed and built four our members. The database provides quick and useful information on the habits of apartment renters in New Brunswick . We also will provide seminars and work shops for our members about various topics including Tenant Screening. We also hope to provide Credit Check services through our website in the future. Member Discounts Our committee members work hard to develop relationships with product and service providers in the apartment rental industry. Through these contacts we use our buying strength to secure bulk purchasing contracts. This translates into big discounts for our members. Education & Training As our membership grows, we will do our best to provide seminars and training courses to give members the tools they need to improve the success of their business. By networking with local organizations, governments, and municipal offices we will obtain written materials to supply to members. At our meetings we take every opportunity to present Guest Speakers who offer us their insights and expertise and answer questions from the group. Newsletter & Website We produce a regular newsletter which keeps members up to date with what has been going on recently. The newsletter is also used for announcements and advertising as well as to follow up on local stories and issues of interest to Landlords. Annual Tradeshow The SJAOA is working with Master Promotions to develop an "Industry Tradeshow" for Apartment Owners and Managers in the Atlantic Provinces . This show will be somewhat similar to shows in Alberta , Ontario and BC. If we succeed in hosting a great show we will boost our membership numbers and raise our community profile. Sticker Program Our Sticker Program is complete. The SJAOA has its own Window Sticker that members can place in the window of their properties. The sticker was produced by Key Industries.
